The Vacation Rental Show, Episode 5: Lisbon, Portugal

Go Behind The Booking The city of Lisbon Portugal is going through extraordinary times. Only a few years ago, it was one of Europe’s sleepier capitals. Reeling from a global financial crisis, the historic heart of the city lay mostly abandoned by residents. It was one of those places tourists simply. didn’t. go. But when […]

10. Lofts at Gin Alley

Enjoy true loft living in style at the Lofts at Gin Alley in the West Loop. Exposed bricks and beams, high ceilings and hardwood floors are married with plenty of closet space and in-unit washers and dryers. The Sky Deck offers stunning 360-degree city views with a state-of-the-art fitness center, which means you don’t need an additional gym membership to stay healthy and in shape.

West Loop is home to several art galleries, including Mars Gallery with its eclectic and unique artwork set up within rooms. It’s also within walking distance of the new pop-up-turned-permanent wndr museum, an Instagrammer’s delight. Or, if you need to frame something you bought at one of the many art fests held throughout the city, stop by Supreme Picture Frame to get it professionally framed.

9. The Chatelaine

Elaborate crown molding, arched passageways and detailed fireplaces are just some of the architectural details within each vintage apartment at The Chatelaine, conveniently located just east of the Magnificent Mile and steps away from Water Tower Place. With only four units per floor, it’s easy to feel the privacy and exclusivity this building affords its residents.

The architectural details continue throughout the building as ceiling crown moldings and a stunning globe chandelier greet guests at the entrance. Each resident has access to a fully-landscaped rooftop deck complete with gas grills and a wood-paneled seating area.

Take advantage of the historic building’s proximity to the Museum of Contemporary Art, which hosts Tuesdays on the Terrace, its annual summer performance series highlighting artists from Chicago’s internationally-renowned jazz community.

8. Arkadia West Loop

Photo courtesy of Arkadia West Loop

Floor-to-ceiling windows allow residents of Arkadia West Loop to soak in Chicago’s gorgeous skyline as its location near the Kennedy Expressway gives it unobstructed 360-degree views. Expect luxury living with a chef-inspired kitchen, which features white quartz countertops, two-toned cabinetry and stainless steel appliances. Residents can choose from 19 unique layouts and each includes wide plank flooring.

The amenities continue past each unit’s door as its 24,000-square-feet green roof deck comes with a pool and outdoor kitchen with a grill so residents can enjoy the city living outdoors.

Arkadia is in the heart of Greektown so it’s easy to grab some authentic Greek dishes at any of the nearby restaurants along Halsted Street before walking the short two blocks south to take in the art exhibits at the National Hellenic Museum.

7. 768 W. Jackson

For those who want a smaller space but still enjoy all the city has to offer, 768 W. Jackson offers only studio units in this former turn-of-the-century hotel. Now, the fully-renovated vintage building features hardwood floors, granite countertops and stainless steel appliances to all its residents.

Just across the block is the National Hellenic Museum and having access to a secure bike room makes it easy to grab your bike and go straight east to the Art Institute of Chicago. It’s also within walking distance to the University of Illinois Campus and the Blue and Pink Lines, making it even more convenient to get around without a car.

6. The Chicagoan

The Chicagoan is steps away from both the Water Tower and the Magnificent Mile and is surrounded by some of the most stunning 360-views of the city. Junior one-bedroom, as well as one- and two-bedroom floorplans all include free password-protected WiFi throughout the entire building, as well as an updated fitness center and heated outdoor pool with a deck overlooking the city.

It’s easy to go car-free while living at The Chicagoan since residents enjoy free bike storage, as well as access to Zipcars and I-Go cars. For those with electric cars, the garage offers an electric car charging station.

Use your bike or walk to explore the art and design of the Richard H. Driehaus Museum, the 1883 Gilded Age mansion and a Chicago Landmark that was once home to a wealthy Chicago banker. Also within walking distance is the Museum of Contemporary Art and the Hancock Building where you can enjoy dinner and drinks at The Signature Room on the 95th Floor while taking in the city views.

5. 180 W. Adams

Photo courtesy of 180 W. Adams

180 W. Adams is conveniently located to nearby attractions and transportation options, which is why it enjoys a walkability score of 99 and transit score of 100. The loft-style studio and one-bedroom units feature the traditional loft look with exposed brick, high ceilings and large windows. Residents can choose from furnished or unfurnished units, all of which come equipped with in-unit laundry, internet and DirecTV amenities.

The Lyric Opera House is just a few blocks away, as is Willis Tower (formerly the Sears Tower). Several statues and sculptures grace the Loop, including Flamingo by Alexander Calder, located near the Chicago Post Office, a 39-foot-tall sculpture by Joan Miró on Washington Street and, of course, the Chicago Picasso (affectionately called “The Picasso” by locals), the sculpture by Pablo Picasso located in front of Daley Center.

4. Fisher Building City Apartments

Photo courtesy of Fisher Building City Apartments

The Fisher Building will impress architectural enthusiasts since it comes with Chicago Landmark status. At the time the building was completed in 1896, it was one of two buildings that was 18 stories or higher. Today, the neo-Gothic landmark building is home to residents living in studio, one- and two-bedroom apartments of the Fisher Building City Apartments.

Many features of the original building are being enjoyed today, including the mosaic and marble hallways and unique apartment doors that feature the original office name for that space. Past those doors are 10- to 12-foot ceilings, kitchens with a granite island, large closets and the trademark Daniel Burnham-style bay windows for which the famed architect is known.

The architectural gem is one block away from another architectural gem — the Harold Washington Library, which features many pieces of artwork inside. The Museum of Contemporary Photography is located within Columbia College Chicago, just a few blocks away while the Wabash Arts Corridor allows residents to enjoy several city blocks of large-scale works of public art by Columbia’s students.

3. Millennium Park Plaza

Photo courtesy of Millennium Park Plaza

Each studio, one-, two- or three-bedroom units in Millennium Park Plaza features hardwood floors, granite countertops and stainless-steel appliances and its location can’t be beat. Steps from the Magnificent Mile, it’s also across the street from Millennium Park, which offers its own set of year-round entertainment options, including ice skating in the winter and free concerts and movies in the summer. A state-of-the-art fitness center with lap pool under a stunning dome, valet parking and a 24-hour doorman makes it feel like resort living.

Across Michigan Avenue is the newly-opened American Writers Museum while just across Millennium Park is The Art Institute.

2. Millennium on LaSalle

Photo courtesy of Millennium on LaSalle

One of Chicago’s most recently converted buildings — from a 13-story office building to a highly-amenitized property — Millennium on LaSalle blends modern finishes and conveniences while paying homage to the historic elements. Architecture buffs will appreciate that the building was originally built as the National Life Building and designed by Jenney & Mundie.

In addition to 214 studio, one- and two-bedroom apartments featuring stone countertops, stainless appliances and smart home technology, the building now includes a new 14th-floor level featuring a pool, lounge, a sports court with fitness room, a dog run and landscaped roof deck. The basement offers more entertainment options with access to a theater room, a Wi-Fi and music lounge, a dog washroom, laundry/dry cleaning valet and secure private storage.

Being in the Loop’s Financial District, Millennium on LaSalle is conveniently only four blocks to the Art Institute of Chicago, the Lyric Opera House and the Chicago Symphony Orchestra, as well as a number of theater houses.

1. MDA City Apartments

Photo courtesy of MDA City Apartments

This LEED-certified building is both historic and modern and features panoramic views of the city. Just steps away from Michigan Avenue, residents enjoy contemporary kitchens and sexy bathrooms.

Residents can also escape from the hustle and bustle by retreating to the MDA City Apartments’ rooftop Sky Club and Sky Park or enjoying a film in the private movie theater. Choose from studios, convertibles, one- and two-bedroom apartments and penthouses and take advantage of the convenient on-site restaurant and market.

One block south is Randolph Street, where both The Cadillac Palace Theatre and The Joffrey Ballet call home. Nearby is the Chicago Cultural Center and the Design Museum of Chicago, both of which showcase free exhibitions year-round.

Methodology

We looked at all apartments in Chicago and rated them on the number of art businesses within a half-mile radius. We used an exponentially decreasing scale based on distance from the apartment. For instance, art studios located across the street from a specific property would carry more weight than those a quarter-mile away. Our establishment counts come from commercially available business listings and may not reflect recent openings and closings.

Can I Have My Check MAG?

Checks Collected From Deadbeat Tenants

While I’m on the subject of complaining about the services provided by the government, I’m going to discuss something 99% of landlords never do/see.

Collections From Tenants

So after you have an order from tenants you have to try to collect the money which can be tricky and quite difficult at times, if your tenant uses a fake name for instance, or you can’t find them.

Happily landlords can call us for assistance with those problems 416-880-4126 or 416-628-4126 or email us rachelle@landlordrescue.ca

However when we garnish their pays, or bank or whatever we do to get our claws on money, the money ends up at the Ministry of the Attorney General. Then they are supposed to send the creditor a check, and this is not supposed to be a complicated process.

What I have found is that due to under staffing and overwork of the clerical staff checks are made out and sit there, or don’t get mailed or issued. So we’ll get notified that a judgement was satisfied by a bank garnishment, and then wait months for the money to end up in the mailbox.

For example, one garnishment I have dates for, the money was sent January 16th 2019 and the check was only issued March 22nd 2019, and that’s with the paralegal going to the courts and asking for the check on a regular basis.

Why is it a hurry to get your check once the money is in the courts? Because if another judgement gets registered against the same person, the money get split between the parties, so you will get half the money.

This is another example of under staffing the court administration and impeding the proper function of the judiciary.

In case you didn’t know, and really if you didn’t it’s for the best… The courts are a place where you have to get in line to get a ticket to get in line. There are people whos job it is to wait in these lines with stacks of papers to file. They do this everyday, they arrive at 393 University Ave, or 47 Sheppard Ave or another court and get a ticket and wait to be file papers. One they are in the line, they can only file 3 or 5 items at a time, and then they get back in the line to get another ticket to file another bunch of items. This has been a messed up situation for a long time, but sadly there are more “efficiencies” coming.

But seriously once money is collected the check signing department should be johnny on the spot disbursing the funds in trust to the creditors, not the next quarter, but within a reasonable time frame.

You Can Now Learn the Languages from Game of Thrones

Between the books and the series, George R.R. Martin has captured a massive audience and drawn them into the world of Game of Thrones. The seventh season of the HBO series brought in over 10 million viewers on average. The connection viewers feel to this world makes them want to experience it, and one way to immerse yourself into the action is by learning one of the languages spoken across the three continents.

Impress your friends at your watch party by speaking a few phrases in these common Game of Thrones languages.

Common Tongue of the Andals

Luckily, for most of us, we already speak this language in some form, since it’s basically just English. The trick to emulating this dialect is with the right accent. While it may seem like everyone just sounds British on the show, accents can place you on one side of the conflict or the other. To make sure you’re aligned with the right region of Westeros, you’ll need to work on your pronunciation.

If you want to sound like a Stark, following the King of the North, you’ll need to speak more like someone from Northern England. Sean Bean’s accent, before he lost his head (RIP Ned), is the most accurate example of people from the North.

[youtube https://www.youtube.com/watch?v=Mv6JSQcww-E?start=172]

If you want to sound more refined, like a Lannister, you’ll need to learn to speak Received Pronunciation. This form of English comes from the Southern end of Britain and is the standard form of British English. It’s derived from the way educated individuals in the South speak.

[youtube https://www.youtube.com/watch?v=jOMa0LeWArE?start=33]

Practice will help make perfect when working on your accent for the Common Tongue. You may just have to spend a lot of time listening to people speaking, which may require you rewatch Game of Thrones. Again.

Dothraki

Created from scratch by the show series’ linguist, David J. Preston, this language evolved from just a few phrases Martin used in the book series. It’s a complete language, spoken by the nomadic, horse-riding warriors of Essos whom we meet fairly early on in the series. Currently, there are about 100,000 of these native speakers fighting alongside Daenerys on her path to the iron throne.

[youtube https://www.youtube.com/watch?v=QeCS8b-CFi4?start=93]

Perhaps the most popular word in Dothraki is Khaleesi or wife of the clan leader since it’s one of the many names Daenerys goes by during the show. The most common phrase is probably Me nem nesa or This is known. A few other fun phrases in Dothraki include:

-Majin, finnaan kisha dothraki asshekh? So, where are we heading today, then?
-Che dothras che drivos. Ride or die.
-Me zisosh disse. It’s just a flesh wound.

In addition to forums, fan sites and unofficial language dictionaries and guides, you can become able to fully converse in Dothraki with the help of a few very robust sources. Created by Random House, the Dothraki Companion App teaches you about 300 Dothraki words. It coaches you through vocabulary and grammar using games, flashcards, culture notes and conversational dialogue exercises.

Another option is the Living Language Dothraki, written by the dialect creator himself. Available on Amazon, this course consists of a language guide and CD complete with words, phrases, grammar explanations, culture notes, dialogue and exercises.

Valyrian

Divided into high and low dialects, this language is primarily used throughout Slaver’s Bay. While High Valyrian is used by the Red Priests to communicate with each other, it’s never used conversationally in the books. Fully-developed for the show, a few key High Valyrian phrases include:

-Skoriot ñuhyz zaldrīzesse ilzi? Where are my dragons?
-Ñuhor līr gūrēnna. I will take what is mine.
-Daoruni gīmī, Ionos Sōnaro. You know nothing, Jon Snow.

Broken down into an assortment of dialects, Low Valyrian changes based on where people speak the language. Almost every main city in Slaver’s Bay has its own derivative of the language. People speak Astapori in Astapor and Meereenese in Meereen. The two languages differ due to how secluded they are from outside influence. As a result, Meereenese has very different pronunciations when compared to Astapori.

[youtube https://www.youtube.com/watch?v=YjURZameB2M]

Duolingo, a website that teaches languages for free, offers a full course on High Valyrian. For just five minutes a day, you can begin learning through games and ample opportunity for practice, helping you get conversational in no time.

3 Takeaways from Heather & Mike Bayer’s VR Success Summit in Toronto

3 Takeaways From Heather & Mike Bayer’s VR Success Summit

Last weekend I flew to Toronto to attend Heather and Mike Bayer’s Vacation Rental Success Summit.

It was well worth a transatlantic flight, for I personally got interesting insights, both as a property owner and as someone who’s passionate about our industry.
The takeaways were many for anyone attending. My 3 biggest were:

1. Meeting Likeminded People in Person

Likeminded VR Pros learning from one another every time. (left to right) Marcus Räder, Eric Mason, Deborah Labi, Rod Fitts, Sue and Richard Vaughton, Martin Picard, Maria Schuh, Jayne McCaw, myself

Managing your rentals can be not as easy at times: you feel the pressure of keeping up with constant changes affecting our day to day practice – restrictive regulations, increasing competition, pervasive OTAs rules – and question what should you do next to ensure you keep being successful at what you do.

You may feel lonely facing challenges that seem getting bigger as we move on and you sometimes lose mojo, get confused or get lost in a whirlwind of activities that reduce your productivity, focus and results.
You do well, then you plateau, get stuck and can’t figure out how to get back on track and move on to the next goal.
Getting outside of your microenvironment and challenging yourself to attend industry events like these makes you discover how many people are on the same boat, how many found solutions that got them back on track and how many peers share your same exact fears, frustrations and determination to succeed. It’s a relief, a realignment to your mission and a recharge.
You may think it’s weird to hear this from me, but I came up with the Vacation Rental World Summit to get together with fantastic, progressive people, surround myself with some of the best minds in the industry, learn from everyone how to be a better person, a better businessman and create a movement of likeminded people who regularly meet to discuss and share where they stand, where they’re aiming at and how to get there.

2. Stay Up To Date On What’s Coming And Learn From Industry Pros to Stay Ahead of the Game

Andrew McConnell – VR Trends and what they mean for your marketing

Another great takeaway is the possibility to learn what’s new and trending today, which products are coming out and can make our life easier – both from a PM and Host point of view -, which direction may take our future and how to prepare so we don’t get crushed or go out of business. Or even learn what the future will be to predict whether we still want to be part of it or is it maybe time to consider an exit strategy.

I found quite fascinating Andrew McConnell’s analysis of the actual situation and its future possible implications and scenarios.

The size of the industry is projected to reach $170 Billion by 2019, with $204 Billion spent by guests by 2025. Loads of cash is pouring into funding companies in this space and we’re already seeing a consolidation that will likely bring to convergence in the near future. You can expect the biggies to get bigger. You can expect to compete with companies that run at a loss to buy market share and set others out of business. And you can expect an eventual shakeout that will leave a trace, like in all economic cycles witnessed in the past.

What does this all mean to us? In such a dynamic and challenging environment, we’ll be expected to deliver professional standards with the personal touch that makes us stand out. At the same time though, we’ll have to make sure we won’t be everything to everyone, in fact we’ll need to be exactly the right thing to the right people.

In conclusion, we won’t want to compete against the big players to try and beat them, for we stand a better chance to thrive if we take advantage of their platforms to build awareness over our own brand and provide an experience that’s unique, authentic and unparalleled to all our guests, who then become our biggest fans, and raving ambassadors of our own rentals back home.

3. Enthusiasm
